We collect what we need to help you find a home. Nothing more.

Who We Are

Alma.Casa is operated by Heads Up, LLC dba Alma.Casa. When we say “Alma,” “we,” or “us,” that’s who we mean.

What We Collect

If you’re browsing listings: We collect basic analytics (pages visited, how you interacted with listings) to improve the experience. We don’t require an account to browse.

If you chat with Alma: We store your conversation to provide a continuous, helpful experience. If you share your name, phone number, or email during the chat, we store that too — so Alma can follow up and verify your identity.

If you text a property code: We receive your phone number (that’s how SMS works) and store it to respond with property info and continue the conversation.

If you’re an agent: We collect your name, email, phone, and payment information (processed securely through Stripe — we never see your full card number).

How We Use It

Your data is used to provide the service — show you listings, power AI conversations, send SMS responses, process payments, and improve Alma. That’s it.

We don’t sell your data. We don’t share your personal information with third parties for marketing. We don’t do creepy ad targeting.

Third-Party Services

We use a few services to make Alma work. Each has their own privacy practices:

Supabase — database and authentication. OpenAI — powers Alma’s AI conversations. Twilio — sends and receives SMS messages. Stripe — processes payments. Google Places / Street View — property imagery.

We share only what’s necessary for each service to function (e.g., your phone number goes to Twilio so we can text you back).

AI & Your Conversations

Conversations with Alma’s AI are stored to provide context for ongoing chats and to improve the service. We may use anonymized conversation patterns to make Alma smarter, but we won’t publicly share or sell your individual conversations.

SMS Privacy

Your phone number is used to send property information and verification codes. We don’t share your phone number with other users, agents, or third parties (except Twilio, which delivers the messages). Reply STOP to stop receiving messages at any time. Cookies

We use essential cookies to keep you logged in and remember your preferences. We don’t use tracking cookies for advertising. If we ever add analytics cookies, we’ll update this policy and give you a choice.

Your Rights

You can request a copy of your data, ask us to correct it, or ask us to delete it. If you’re an agent, you can delete your listings and account from your dashboard at any time.

If you’re a buyer who chatted with Alma and want your conversation history removed, email us and we’ll take care of it.

Data Security

We use industry-standard security practices — encrypted connections (HTTPS), secure authentication, and trusted infrastructure providers. No system is perfectly secure, but we take reasonable steps to protect your information.

Changes

If we make significant changes to this policy, we’ll post an update here and note the new date. We won’t reduce your privacy protections without giving you notice.
