What Alma Is
Alma.Casa (“Alma,” “we,” “us”) is a real estate technology platform. Every property listing on Alma gets its own website and an AI assistant that helps buyers learn about the home. Alma is operated by Heads Up, LLC dba Alma.Casa.
Using Alma
By using Alma — whether browsing listings, chatting with our AI, or texting a property code — you agree to these terms. If you’re a real estate agent listing properties on Alma, you’re also agreeing to provide accurate listing information and represent properties you’re authorized to list.
AI Conversations
Alma’s AI assistant is designed to be helpful and informative, but it’s still AI. It can make mistakes. Nothing Alma says constitutes legal, financial, or professional real estate advice. Always verify important details — square footage, pricing, disclosures, HOA rules — with the listing agent or your own advisors before making decisions.
SMS Messages
When you text a property code to Alma’s number or provide your phone number through our chat, you consent to receive SMS messages about that property. This may include property details, photos, and follow-up conversation messages.
Message frequency varies based on your interaction. Standard message and data rates may apply.

Your Content
If you’re an agent, you retain ownership of your listing content (photos, descriptions, etc.). By posting it on Alma, you give us permission to display it on the platform and in related communications like SMS responses. You can remove your listings at any time from your dashboard.
Accounts & Billing
Agent accounts require accurate contact information. Subscription fees, if applicable, are billed through Stripe. You can cancel anytime from your dashboard. We don’t do sneaky auto-renewals or make cancellation difficult — that’s not who we are.
What We Ask of You
Don’t misuse Alma. That means: don’t post fraudulent listings, don’t harass other users through the platform, don’t try to reverse-engineer or scrape the service, and don’t use Alma for anything illegal. Basically: be excellent to each other.
Limitation of Liability
Alma is provided “as is.” We work hard to keep things accurate and running smoothly, but we can’t guarantee perfection. We’re not liable for decisions you make based on information from Alma’s AI or listing data. Real estate is a big deal — always do your own due diligence.
Changes to These Terms
We may update these terms as Alma evolves. If we make significant changes, we’ll let you know. Continued use of Alma after changes means you accept the updated terms.
